Iconic 60-year old multi-generational development firm needed forward thinking third party counseling and valuation analysis regarding a planned mixed use skyscraper in the Florida market just prior to economic recovery. During this time, traditional sources of construction financing were not yet in the marketplace so the developer was working closely with EB-5 visa financing to secure about 20% of the funding for the $800 million project.

Solution

Timing was critical given the size of the asset and the window of opportunity to break ground for the 83-story structure.

National multi-family developer entered into a joint venture agreement with a life insurance company on a portfolio of “to be built” Class “A” suburban multi-family apartment assets. A multi-generational family trust is a longtime owner of a leased fee interest in a commercial property in Florida that has been developed with a value oriented shopping center. The interest was subject to a long term land lease that was required to re-cast every ten years. Walter Duke + Partners was charged with providing complex external CRE credit underwriting support to a trillion dollar plus lending institution for a planned $4 billion dollar mixed use development project on a former superfund site. The public private partnership was leased from a municipality and contained a series of complex performance hurdles that dramatically impacted the valuation of the asset depending on future project success.

The Challenge

High net worth national client was desirous of selling a leased asset to a major public Florida university. The university was desirous of purchasing the asset because it was located on a key parcel at the entrance to the university campus and they wanted to integrate the parcel into the campus. The challenge facing the parties was that the seller wanted to be compensated for future revenues and the buyer needed to account for the fact that the property would not be able to be put into production for a period of 8 years. The parties were also facing soft local real estate market conditions.
